I'll go with the obvious. "Compounds" make news, estates are for noodlers.
I hate traditional media.

Estates are where rich people live. Compounds are where rich people hide.

I'm guessing the Kennedy compound was just an estate at one time. I'm guessing either Chappaquiddick or the William Kennedy Smith rape scandal elevated it to a compound.

house, as in "white house"
compound : house you can attack (as in "waco compound")
bunker: house you can bomb (see "taliban")

No really. Here we just call it a "complex". It's a small village consisting of little semi-detached bungalows, garages and some free-standing houses, which are all in fact just "units". Put electric fencing around it and 2 electric gates back and front ... and voila. And it's not fancy at all but a typical way of living for lower middle-class jerks like us. Actually it's a very communal way of living, since we all share the ownership of the communal grounds, lawns and parking lots, workshop and meeting hall inside the complex and only the inside of the units belong to the owners as such. Even our garden is communal ground, Mrs Badi and me only have the exclusive right to use it. There are much more posh complexes around, with bbq areas, swimming pools and washing facilities, which we don't have in our little village.
I'd prefer to live in or on an estate though.
